CONTOUR AND FEATURE SURVEYS:
This survey is used to aid in the design of buildings and structures on lots and includes existing features, services and levels.
IDENTIFICATION SURVEYS:
This survey is used to determine the location of buildings/retaining walls/fences etc on the lot in relation to the cadastral boundaries. This survey is carried out and certified by a Licensed Surveyor.
GREEN TITLE SUBDIVISIONS:
This process allows for lots to be subdivide under the Transfer of Land Act. Each lot being created is required to be individually serviced with sewer/water/power. It requires initial conditional approval from the Western Australian Planning Commission and can take between 6-12 months to complete depending on the speed with which the conditions imposed on the subdivision can be completed.
BUILT STRATA SURVEYS:
This process allows for completed buildings (both commercial and residential) to be subdivided under the Strata Titles Act. In most cases, only approval from relevant Councils is required to obtain titles. This process can take 2-4 months after completion of the buildings.
STRATA MERGERS:
This survey is used to merge Common Property and/or buildings into individual lots on a Built Strata Plan. Agreement of the Strata Company is required for this to occur.
ENGINEERING SURVEYS
This involves a wide range of surveys from setting out road/services to as constructed surveys for final approvals.
BOUNDARY RESURVEYS:
This survey is used to determine and mark the true cadastral boundaries of a lot and is carried out by a Licensed Surveyor in accordance with the relevant legislation. The survey is certified by the Licensed Surveyor.
BUILDING SETOUTS:
This survey is used to setout buildings/pools/retaining walls etc on the lot and ensures that they are located correctly in accordance with the approved plans.
SURVEY STRATA SUBDIVISION:
This process allows for lots to be subdivided under the Strata Titles Act and may be a cheaper option as the lots being created can share services. Common Property can be created to allow shared access. It requires initial conditional approval from the Western Australian Planning Commission and can take between 6-12 months to complete depending on the speed with which the conditions imposed on the subdivision can be completed.
CONVERSION TO SURVEY STRATAS
In a lot of older Built Strata Schemes, the only property owned by people are the dwellings themselves. Carports and yard areas are usually Common Property owned by the Strata Company. This survey creates Survey Strata lots which incorporates any Common Property, as agreed to by the Strata Company.
MEASUREMENT OF LEASE AREAS:
This survey measures lease areas of buildings using the Method of Measurement by the Property Council of Australia. The areas are either Net Lettable Area (NLA) or Gross Lettable Area – Retail (GLAR) and are used in the preparation of lease agreements.
